Reservation: Your reservation becomes binding upon receipt of your written booking and a non-refundable deposit of 30% of the total price of the stay.
Check-in: The keys will be handed over between 2:00 PM and 7:00 PM. If you plan to arrive outside of these hours, please inform us via phone, WhatsApp, SMS, or email.
The number of people staying in the apartment must not exceed the number confirmed in the contract.
Check-out: On the day of your departure, we kindly ask you to vacate the apartment by 9:00 AM to allow enough time to prepare the accommodation for the next guests.
Information & Reservation Changes: If the guest wishes to change the date or the number of people compared to what is stated in the reservation, the landlord has the option to suggest an alternative, adjust the price accordingly, or cancel the reservation if the new requirements cannot be met. A refund will only be processed in accordance with the agreed terms. Prices during the New Year's week may differ from the regular rates.
Cancellation: Cancellations are unpleasant for both parties. In the event of a cancellation, the following conditions will apply.
For cancellations up to 30 days before arrival, 50% of the stay will be charged.
For cancellations up to 15 days before arrival, 100% of the stay will be charged.

n case of no-show, late arrival, or early departure, the full amount of the booked stay will be charged.
Insurance and Cancellation Protection: We recommend taking out cancellation protection insurance through the HGV (South Tyrolean Hotel and Restaurant Association) to avoid unexpected costs.

Pets: Unfortunately, pets are not allowed. We appreciate your understanding.
Non-smoking house: As we are a non-smoking house, smoking is not permitted inside any of the apartments. On the terraces and balconies, you will find ashtrays where you can enjoy a cigarette outdoors while relaxing and admiring the beautiful surrounding nature.
Tourist tax: The tourist tax is Euro 3,00 per person per night. Children under 14 years of age are exempt. This fee is not included in the price.
